Well, that’s behind us. Christmas — we’ve all survived another year of family squabbles, food not turning out quite as we imagined, running short of one ingredient or another at the last minute, and tidings of comfort, joy, and please stop playing that music.

Your Boulder hopes you had a brilliant holiday season, no matter how you chose to celebrate. But on to more important (and apparently, covert) matters.

Years. New Years, that is.

If you’re looking to stay local this year and still live it up, The Boulderado is probably where you want to be. And while I know I’m crossing spy genres here, your mission (should you choose to accept it) is a New Years party where even the hipest of hipsters can get their swank on. It’s the James Bond Ball — and all of Boulder (and Denver) is invited.

New Years in Boulder is generally lacking for bigger, glossier parties. This year, why not blow 2013 out with a bang and hit a real party? Skip the rave at a cold warehouse where you’re only going to end up crying wearing someone else’s sweater after tripping on things that are less than legal. There are a few ways to enjoy the James Bond Ball, so here’s everything you need to know:

Music

Two live bands for the evening: Dressed in Black and The Fever.

Dinner

You can make an evening out of it with a six-course dinner. $140 per person for a community table and $175 per person for a private table. All dinner packages come with general admission to the Dance Party beginning at 8:30pm. To check out the menu for the evening (ummm, YUM), have a look here. Seatings for the community table are at 8:30pm and the private tables at 8pm. All dinner packages include a champagne toast at midnight.

Dance Party

Get your best Bond and Bond Girl on and head to a rockin’ dance party at the most elegant destination in town. Tickets are $85 (inclusive of a 20% service charge) and include access to the dance party along with “Bond Bites” to keep your stomach from rebelling when you’ve had one too many shaken (not stirred) martinis. Per the Hotel Boulderado website, doors open at 8:30pm and the party runs until 1am — or until you stumble home to sleep it off.

Sleeping it Off

You could just stay at the Hotel Boulderado. They have an overnight package for $249 that includes a room, 2 tickets to the dance party, and valet parking. To purchase this package, call (303) 442-4344. Seems wise to sleep it off where you plan to party it up.

Absinthe House New Year’s 2014

With eight (count ‘em, eight) international DJs playing, party favors and a champagne toast at midnight, this party combines class and a full blown party right downtown. Tickets are between $15-$35 and you can get them here.

New Year’s Eve James Bond Ball

Have a shaken, not stirred sort of New Year’s Eve at the Boulderado. That’s right, the hotel is going 007 this year and the James Bond Ball offers all of the luxury that any secret service agent is accustomed to. Dine, drink and dance the night away and then simply go upstairs to your room at the Boulderado after you’ve polished off all the champagne you can handle.

Millennium Harvest House Hotel New Year’s Party

Again, a hotel party, so you can rent a room and sleep in the day after living it up the night before. This year, they’re featuring the band “Soul School” so that you and your guests can boogie the night away and celebrate midnight with a champagne toast. There’s a whole bunch of ticket packages including the top package that includes four hours of open bar access.

SALT New Year’s Celebrations & Libations

For the foodies out there, enjoy a prix fixe four course meal, drinks and dancing with Hot Club of the Pearl Street Band. There are two dinner times, so if you prefer to have an earlier dinner and then continue on elsewhere to ring in the New Year, you can do that as well.

NYE AT THE FACTORY: A SPECTACLE IN POP, SILVER & POLAROID

The Boulder Museum of Contemporary Art is hosting a New Year’s Eve Warhol-themed spectacular. The annual fundraiser will transform the museum into the artist’s iconic NY-based Factory. Pop-era costumes or clothing and accessories are encouraged and there will be a photobooth for guests to commemorate their evening.

New Year’s Eve Dance Party at the Avalon Ballroom in Boulder

Why ring in the New Year when you can swing in the New Year? At least one of the four rooms that will be hosting dancing music will be playing swing. Other rooms will play salsa and batchata and couples dancing. There will be performances and lessons throughout the evening and this event is BYO! The 6 Types of People That You’ll See on Pearl Street Mall in Boulder

boulder pearl street mallThere are very few places in Boulder as iconic as the Pearl Street Mall. Officially dedicated on August 6, 1977, the Mall is home to some of the most colorful characters in Boulder.

It’s a great place to just grab a coffee and a bench people watch for a while. I’m fairly certain you’ll see at least one of these types of folks walk by.

Overly Caffeinated Guy

Speaking of coffee, with a raft of coffee shops both on and surrounding the Pearl Street Mall and given the fact that about 50% of all business meetingstake place in coffee shops, there’s at least a handful of guys or gals walking around Pearl Street with caffeine sweats, looking like their heart might beat out of their chest and their eyes might never close for sleep again.

Not Very Good at Percussion Instruments Guy

Fact: At any given time, there are about three drum circles happening around the Mall.

Fact: Only one of them is any good. For some reason, the guy rocking the bongos doesn’t seem to have any natural rhythm. Or if he does, it’s marching to a completely different beat than every other person in the drum circle, or the Mall for that matter.

Multi-Tasking Entrepreneur

With so many startup companies and coworking spaces located inDowntown Boulder, it’s safe to assume that 84% of the people you see walking around on Pearl Street are involved in some way with either a freelancing business (design, writing, programming or marketing) or a “lean” startup. You can usually pick them out of the crowd because they’re on their phone switching between calls, texting and emailing while walking with another entrepreneur discussing business (they tend to flock together).

Worried Parents of a College Student

They’ve seen the beautiful campus and toured CU facilities. They were informed of the prevalence and near legality of marijuana. Now their children are taking them for a tour of downtown. You can see the fear in their eyes grow with each bar they pass. Their eyes widen as they realize the actual cost of having a child attend CU Boulder: Gourmet eateries, boutique thread and upscale coffee houses. Sometimes you can almost tell that they’re trying to calculate the cost of a second mortgage on their house.

Incredibly Talented Street Performer

Boulder’s Pearl Street Mall has been host to many extremely talented buskers over the years (and some untalented ones. See also: Not Very Good at Percussion Instruments Guy), and some have gained local celebrity with their performances. “Zip Code Guy” performed downtown for years and never stopped amazing people. There was a Jamaican contortionist who could fit into tiny little boxes. Not to mention the wealth of musicians who seem just way too good not to already have found world fame and fortune.

Business Casual Dreadlocks

The epitome of everything that is Boulder: Organic, cruelty-free vegan party up top and high-octane business leader on the bottom. This person has a purposeful, perfectly manicured mane of dreaded locks, but dresses to the nines in designer styles that have been tailored to fit their body to a T. On occasion, the outfit will have just a little bit of climbing chalk stuck to the outside of the pants pockets.  It is the most confounding duality you might ever encounter and it’s something hard to find outside of Boulder.

This is really what Boulder is all about. It takes the rustic beauty of the Rocky Mountain majesty that lies on its doorstep and pairs it with a bustling, young city full of brainiacs and full force entrepreneurs and the outcome is like no other city in the US, which is why we are all happy to call Boulder home.

The US real estate market was the comeback kid in 2013. Low inventory, historically low interest rates, increasing home values, and consumer confidence spurred the housing recovery in 2013.

In 2014, the continued recovery is expected to be slow and steady. Robert Denk, the assistant VP for forecasting and analysis of the National Association of Home Builders (NAHB), states that we are “past the point where we are digging out of holes and repairing the carnage of the housing markets. It’s no longer about the boom and the bust. Now it’s about the underlying (state and regional) economies and how that is supporting the housing recovery.”

So what’s in store for 2014?

Here are 10 real estate market trends to watch for in 2014!

1) Home Prices Increase: Most markets are already seeing home prices normalize close to pre-recession prices. Moderate home price increases are expected in 2014 with increases averaging 3-5%.

2) Mortgage Rates Increase: NAR is forecasting 30-year fixed mortgage rates to hit 5.4% by the end of 2014. While rates are on the rise, homebuyers are more likely to secure a mortgage next year.

3) The “Renter Nation” Persists: The “renter nation” will continue its reign in 2014. Millennials will still struggle to become homeowners in 2014. Burdened with substantial student loan debts, this generation will continue to represent a large portion of the multifamily and single-family rental markets.

4) Millennial Move: Austin, Seattle, Portland, and the Twin Cities in Minneapolis are seeing all real estate sectors influenced by this generation.

5) Inventory Returns: More homes will be entering the market in 2014. Projected declines in negative equity rates and increasing home prices are freeing more homeowners to sell.

6) Distressed Property Sales Decline: NAR expects distressed property sales will fall to about 8% of the housing market by the end of 2014.

7) Sluggish Job Growth Continues: Cities with low unemployment rates will experience stronger housing recoveries than those areas still struggling with slow job growth.

8) “Smile Investing” Returns: Investors will begin in the Northeast, move south to Florida, Texas, and Arizona, then move back up to the Northwest. Expect more housing activity in these areas and less in the Midwest.

9) New Condo Development Put Off: The condo market hasn’t seen the same recovery as the single-family market. Investors are developing rental apartment buildings with the option to convert to condos depending on market conditions.

10) The Seller’s Market Rules: Sellers are in a prime position early 2014 before mortgage rates and home prices rise to their projected amounts by the end of the year.

 If you’re looking to remodel your kitchen then you might be interested to read some do’s and don’ts of kitchen interior design so that you don’t waste time and money in creating a kitchen that could have been an awful lot better.

 

  •   Do have at least one element that is fun or creative :

It’s all too easy to play everything safe and end up with a kitchen that looks fine but lacks any personality or spirit. The key here is not to be boring but to be a bit creative and add something that is a little quirky and interesting or that is you to a tee. For example if you’re renovating a kitchen in what was originally an old barn then why not do something like keeping the architecture of the horse stalls and adding a pot rack in the shape of a wagon wheel?

 

 

  •   Do use cabinetry to conceal some appliances :

Many a good kitchen interior design will feature splashes of stainless steel here and there, but too much and it starts to overpower the kitchen. Instead use built in cabinets that conceal those large expanses of stainless steel such as in the refrigerator. Your kitchen will look seamless and elegant.

 

 

  •  Do have countertop space around a wall oven :

It’s all well and good having a wall oven but if you don’t have countertop space adjacent to it or opposite where are you going to put the joint of beef when it comes out of the oven?

 

  •  Do purchase strong good looking cabinets :

When you think about the amount of times you open and close your kitchen cabinets doors and drawers it makes sense to invest in cabinets that have a high specification including soft close doors, concealed hinges and dovetail joints. A good finish and strong hinges are essential.

 

  •   Do make your small kitchen work  :

Don’t be put off by a small kitchen thinking that big is best. A well designed kitchen which utilizes the space and adds some thoughtful detail can be perfect for you. In a compact kitchen make the most of floor to ceiling cabinets and a handy island on castors which can be wheeled around to wherever you need it. With everything within reach you won’t have to walk so far during the course of the day.

 

  •   Do know when to stop :

Knowing when to stop can be a real challenge but by throwing everything at a kitchen it can end up looking messy, cluttered and overdone. Use a bit of restraint and invest in soft pale shades to match a mellow wood floor with possibly some vintage marble counters.

  •   Do take your cabinets right up to the ceiling :

Don’t stop short your kitchen cabinets a couple of feet short of the ceiling as this just attracts dust and leaves a wasted area of space which often gets unnecessary items placed there out of the way. Full height Tall cabinets give plenty of storage and if you use glass paned doors these will reflect the light and make your kitchen look bright and airy.

Oh, Boulder — you and your hustle and bustle. Christmas is right around the corner and it seems like everyone is running around getting last minute errands done in the light dusting of snow that we got last night.

For many people, Christmas is a day spent in pajamas, with very little thought given to even venturing outside for more than an afternoon run or dog walk. But for others, Christmas Day is a time to get together with friends and celebrate the relationships that the past year has brought into their lives.

But perhaps this year in Boulder has been hectic. You’re ready to call it but you’re not ready to call it and go hungry.

So, where do you go in Boulder for a nice Christmas meal — and cocktail, if so inclined? Well, if your quest for sustenance and celebration is beyond your front door tomorrow, this article is for you in particular. While many Boulder restaurantsare closed on Christmas Day, a select few remain open and even offer special meals for those coming in to dine on Christmas. Here is a list of restaurants in Boulder that are open on Christmas Day:

Hotel Boulderado: Every Christmas the Boulderado has a wonderful prime rib buffet on Christmas Day from 12-4 pm. Currently it’s sold out and there is a waitlist.

L’Atelier:  This French cuisine restaurant will be open from 5-9 pm.

Q’s Restaurant: Located in the Hotel Boulderado as well, this fine dining establishment will be open from 6:30 am-2 pm and 5 pm-10 pm on Christmas Day.

Trattoria on Pearl: This neighborhood Italian eatery on the east end of Pearl Street is open from 4-9 pm on Christmas.

Corner Bar: Yet another Hotel Boulderado offering, the Corner Bar will be open from 11:30 am to 11:45 pm.

Crepes a la Cart: For a light meal, this crepe staple will be open from 11 am-6 pm.

Lolita’s Market: Normally open 24 hours a day, Lolita’s will open at 6 am and it will be business as usual.

Moongate Asian Bistro: For a little sushi on Christmas Day, stop into Moongate between 11 am and 10 pm.

Pasta Jay’s: If you’re craving pasta on Christmas, never fear, Pasta Jay’s will be open 11 am-11 pm.

Pearl Street Pub: For those of you who want to grab a few drinks after Christmas festivities have died down, this place is open from 9 pm- 2 am.

Yellow Deli: If you’re craving a good sandwich and a fresh salad, this place is open 24 hours on Christmas Day, so wander in when the time feels right.

The restaurant’s fantastic location near 13th and Pearl makes it an easy stop if you’re looking for a nosh downtown or need a place to get a drink before a show at theBoulder Theater.

The triplets have scored again with Shine’s ambiance. The restaurant exudes warmth from the minute you walk in. With large ceilings, an open dining room / bar combination and yellow walls featuring the mural of a large tree, there are many elements that contribute to that feeling. There’s a meeting space in the back of the restaurant and a sitting lounge in the middle with smaller tables for a bit more privacy.

From dance parties to open mics to trunk shows, Shine is intent on becoming a place where just about anything can happen in the back room. Boulder needs spaces like this so that the community can grow stronger and different people can have the opportunity to come together. The real estate market is beginning to rebound with both buyers and sellers taking notice. If you are ready to kick off the home buying process take the correct steps before the New Year. Make sure to be prepared for what 2014 has to offer with our home buying tips. In order to cover all of your bases and find the home that is financially sound and an investment you will enjoy for years to come.

1. DO YOUR RESEARCH

Most likely a home purchase is one of the largest purchases you will make in your lifetime. Any large purchase should involve extensive research through professional venues and on your own. Begin your research with establishing a thorough knowledge of the buying process, pricing and your projected purchase area. Know the communities in which you are interested along with specific properties you admire in order to move forward with a wish-list and the confidence in knowing what you want.

2. WHY WORKING WITH AN AGENT SAVES

If you are a real estate professional or have extensive knowledge to the point you can successfully navigate the purchase process, then by all means, proceed. However, it cannot be stressed enough that navigating a real estate deal without a professional agent or prior experience in real estate can be a financial burden and stressful situation to say the least. Even though an agent will receive a commission on the sale, this commission is most likely much less than the potential money lost through inexperience and negotiating a sale on your own. An agent will help you to find your way through the web of paperwork, placing offers, negotiating final prices and leading you through closing costs.

3. GET A LOAN PRE-APPROVAL

This step is extremely important. If you do not get pre-approved for a loan then you may find a home of your dreams and not be able to proceed due to a loan that is not approved too late in the game. This helps you to set a price and move forward with a financially sound purchase. When it is time to acquire a loan, shop around for a lender that offers you an interest rate you are pleased with since it will be with you for quite some time. There is nothing wrong with speaking with several lenders. After you are pre-approved make sure to pay close attention to your finances and do not make any rash decisions or large purchases until after the purchase of your new home. This is incredibly important especially around the holidays when you are most likely spending more than normal.

4. KNOW YOUR BUDGET

After pre-approval you will be more familiar with a price range to work with. It is good to know a range within you can begin your search and that you are comfortable with. This budget will need to take into consideration not only the price of the home, but also HOA fees, closing costs, insurance and costs incurred throughout the move. Sticking to a budget is good financial practice, but also key throughout the home buying process. If you don’t look at homes that are out of your price range then you will not get sucked into thinking you can “make it work.” Remember that this purchase will follow you for years down the road. Make sound investments that work with your budget and equity will follow, if you over-purchase though it can end up hurting you in the long run.

5. CREATE A REALISTIC WISH LIST

Once a budget is established, your wish list is much easier to build upon. This list should include wants and needs, but most importantly it needs to capture a complete picture of the home and community you are looking for. Start big with the non-negotiables such as the specific communities you want to live in, the number of bedrooms and bathrooms you need, what style of homes you are interested in looking at, whether or not you need a garage, etc. After the larger must-haves are established it is easier to understand what is negotiable in the long-run. Don’t be afraid to wait until a home comes available that offers everything you need, but understand every home no matter how long you wait may not have everything you want. This does not mean you cannot work future upgrades or improvements into the final price of the home through negotiating with the help of an agent.

6. FIND A RELIABLE HOME INSPECTOR

Good home inspectors are on the same level as a good real estate agent. Imagine closing on your home, the process is finally over and then there is a leak in the basement, or the roof, or the electrical begins to malfunction. In order to avoid any pricey mishap research and procure an excellent home inspector since they will make sure if your dream home is in fact a safe place to live and a sound financial investment. Make sure your inspector is not only certified, but is also affiliated with a professional home inspector organization. Another point of conversation with inspectors is to procure an actual written report at the end of the inspection and not simply a check-list. We suggest going the extra step and being present for the inspection itself, you should not work with an inspector who is wary of having you there throughout the inspection.

7. UNDERSTAND ALL COSTS INVOLVED

Buying a home is not just a down payment and closing costs. Before beginning the process sit down and compile, along with your home budget, a list of closing cost fees and payments. On top of these costs there are also costs incurred post-purchase such as HOA fees, home insurance, taxes and maintenance. Some types of insurance for example are more important in certain areas of the country than others. For example, wildfire insurance is absolutely necessary in most parts of Arizona whereas in other parts of the country flood or tornado insurance is stressed.

With the economic downturn, anyone dealing in real estate quickly became familiar with previously little-known terms such as foreclosure and short sale. Now that the housing market is picking back up and people are moving on, a new term is coming to light — zombie titles.

The Zombie Title

This is when a home has been vacated because the owners defaulted on their loan and their bank started theforeclosure process. However, for some reason or another the bank never completed the foreclosure and sold the home. So, when the city starts fining someone for the overgrown grass and dilapidated structure, the homeowner who thought they were finished with the property gets the bill.

 

A Home that Keeps Haunting

Homeowners think they don’t own the property any longer and therefore try to move on by rebuilding their credit score and finding a new place to live. It can be a rude awakening to find out that not only do they still own a home they could have been living in, but also its long vacancy has caused it to fall into disrepair.

 

It’s Spooking the Neighborhood

These vacant homes can decrease the value of a neighborhood. If the bank or the un-suspecting homeowner are neither one taking care of the property, then it can become overgrown and an eyesore on the block. It becomes a problem with no solution because the owner won’t want to invest any money in fixing up the property when the bank could come back with the foreclosure at any time.

 

Nail Shut the Foreclosure Coffin

Homeowners who have foreclosed on a home should double check that their bank actually followed through to closing on a sale. They could contact their lender or check public property records just to make sure. Otherwise, they could be haunted by their housing nightmare all over again.

Many options are available to green up your bedroom from adding plants to investing in an eco-friendly mattress. 

Protect your health and create your green bedroom oasis with these 8 eco tips:

  1. Indoor plants – Adding some hearty indoor plants is the simplest way to begin greening up your bedroom. Plants can help improve air quality and add a bit of Mother Nature’s beauty into your sustainable oasis.
  2. Eco Flooring – Eco-friendly flooring is cost-effective, durable, and devoid of harmful pollutants such as formaldehyde, benzene, and volatile organic compounds (VOC’s). Cork, bamboo, or natural fiber carpeting are fantastic green options for the bedroom.
  3. Eco Paints – A fresh coat of paint can liven up your bedroom, but most conventional house paints contain VOC’s. Choose green products verified for top performance, consistent environmental standards, and social awareness.
  4. Eco Mattress – Choosing your optimal green mattress takes time and a solid financial investment. Keep in mind that there is no regulated certification for “green” or “natural” mattresses. Look for mattresses free of polyurethane foam and contain no fire-retardants such as PBDEs (polybrominated diphenyl ethers). Choose materials such as organic cotton, pure grow wool, 100% natural latex, hemp, and steel innersprings. Support your mattress with a natural, untreated Forest Stewardship Council (FSC) certified wood box spring.
  5. Eco Bedding – Many bed linens are treated with formaldehyde to make them soft. High-thread count and wrinkle-free sheets are often treated with chemicals. Choose bed linens in fabrics like organic cotton and bamboo to cover your green mattress.
  6. Eco Lighting – Make the switch to LED lights. While LED lights are more expensive than traditional lighting, you get 50,000 to 100,000 uses. If you want a new bubble chandelier seus lighting, be sure to ask for led lights.
  7. Eco Scents – Eliminate chemical-scented candles, synthetic fragrances, air diffusers, and room sprays. Try bouquets of lavender and rosemary. Choose plant-based scents, 100% essential oils, non-aerosol citrus room spray, and soy-based candles.
  8. Energy-Efficient Windows – Keep it cool in the summer and cozy in the winter by installing energy-efficient windows and insulating window shades/curtains.
