Housing recovery boosts Home Depot results; outlook raised

(Reuters) – Home Depot Inc (HD.N) reported higher-than-expected quarterly results and raised its sales and profit outlook for the year on Tuesday as the world’s largest home improvement chain benefited from a nascent recovery in the U.S. housing market.

The news pushed the retailer’s shares up as much as 3.4 percent to an all-time high and gave fresh evidence that the U.S. housing market was improving after years of weakness.

For the first time since 2008, sales to contractors and professional customers grew at a faster pace than those to regular homeowners and other shoppers, Chief Executive Officer Frank Blake said on a conference call.

“This quarter’s outperformance from the pro segment is a positive sign” of a housing recovery, Blake said.

A bubble in the U.S. housing market was at the core of the 2007-2009 financial crisis. During the downturn, Home Depot’s sales at established stores fell more than 20 percent in such markets as Florida and California. In recent quarters, the company has gotten a boost as housing markets have rebounded in regions where it has a heavy presence.

“In the first quarter, we saw less favorable weather compared to last year, but we continue to see benefit from a recovering housing market that drove a stronger-than-expected start to the year for our business,” Blake said.

Recent government data showed permits for single-family homes rose 3 percent to 617,000 in April, the highest since May 2008, while newly issued building permits, a gauge of futureconstruction, rose 14.3 percent.

SALES STRENGTH

Despite cooler-than-usual weather in many parts of the United States at the start of the spring selling season, Home Depot’s sales rose 7.4 percent to $19.12 billion in the first quarter ended on May 5. That topped the analysts’ average estimate of $18.68 billion.

Better pricing and customer service have helped Home Depot take market share from smaller rival Lowe’s Cos (LOW.N). The industry leader has also gained from tailoring its marketing to local areas, centralizing distribution centers and shifting more workers to jobs where they serve customers directly.

Sales at Home Depot stores open at least a year rose 4.3 percent, including a 4.8 percent increase in the United States. Many on Wall Street expect same-store sales at Lowe’s to be weaker than Home Depot’s for the 16th straight quarter when the smaller chain reports results on Wednesday.

Credit Suisse analyst Gary Balter said he expected Home Depot’s sales to accelerate this year “given the company’s strong internal momentum and a developing external tailwind in housing.” He has an “outperform” rating on the stock.

Under Blake, Home Depot was quicker than Lowe’s to cut costs in the years after the housing collapse.

Net income in the first quarter rose to $1.2 billion, or 83 cents a share, from $1 billion, or 68 cents a share, a year earlier. Analysts on average had forecast a profit of 77 cents a share, according to Thomson Reuters I/B/E/S.

For the year, the company now expects earnings of $3.52 a share, up from its prior outlook of $3.37. It forecast a sales increase of about 2.8 percent, up from previous expectations of a 2 percent rise.

Shares of Home Depot were up 2.8 percent at $78.89 in morning trading after rising as high as $79.40 earlier in the session.

 (Reuters) – The Federal Reserve bought $17.3 billion of agency mortgage-backed securities from May 9 through May 15, a tad less than the $17.8 billion it purchased last week, the New York Federal Reserve Bank said on Thursday.

In a move to help the housing market, since October 2011 the U.S. central bank has been using funds from principal payments on the agency debt and agency mortgage-backed securities, or MBS, it holds to reinvest in agency MBS.

The New York Fed said on its website the Fed sold $2.2 billion in mortgage securities guaranteed by Fannie Mae (FNMA.OB), Freddie Mac(FMCC.OB) or the Government National Mortgage Association, or Ginnie Mae, in the latest week. It sold $2.7 billion the previous week.

Last September 14, the Fed increased its purchases of MBS to $40 billion a month in its third round of large-scale bond buying in an attempt to support the housing recovery and boost economic growth.

(Reuters) – Applications for home mortgages dropped for a second week in a row last week as a spike in interest rates stymied demand for refinancing, data from an industry group showed on Wednesday.

The Mortgage Bankers Association said its seasonally adjusted index of mortgage application activity, which includes both refinancing and home purchase demand, tumbled 9.8 percent in the week ended May 17.

The index of refinancing applications slumped 11.7 percent, while the gauge of loan requests for home purchases, a leading indicator of home sales, fell 3 percent.

Fixed 30-year mortgage rates rose 11 basis points to average 3.78 percent.

Mortgage rates increased to their highest level since March last week, leading to the largest single week drop in refinance applications this year,” said Mike Fratantoni, MBA’s vice president of research and economics.

Despite the decline in purchase demand, activity was still running about 10 percent above the pace at this time a year ago, Fratantoni said.

The refinance share of total mortgage activity slipped to 74 percent of applications from 76 percent the week before.

The survey covers over 75 percent of U.S. retail residential mortgage applications, according to MBA.

(Reuters) – When Barbara and Mark Gomperts became empty nesters a few years ago, they found themselves using just a fraction of the 3,000-square-foot, five-bedroom house where they had raised their children in Vienna, Virginia.

They bought a townhouse in nearby Burke that was a third the size of the house they sold. “We just didn’t need as much space to be happy,” Barbara said in an interview. She is using some of their monthly savings to retrain for a second career.

The Gomperts may be on the leading edge of a movement some real estate and aging experts have been predicting for a while: a massive sell-off of big homes by baby boomers seeking smaller quarters.

The expected downsizing trend has yet to show up in national housing data, and some experts doubt it will become large enough to affect home prices. But there are solid reasons why boomers may seek to downsize.

Despite the housing crisis that started in 2006, many older Americans have considerable home equity that can be tapped to bolster retirement. The AARP Public Policy Institute reports that 80 percent of Americans over the age of 50 are homeowners, and more than 80 percent of those 50 to 64 have home equity. The median home equity for households in the 55-to-64 age range in 2010 was $100,000 (65,479.31 pounds); it was $135,000 for those 65 and over.

For many, that equity will be an important resource. Just 17 percent of Americans over 55 say they are confident they’ll have enough to live on in retirement, according to the 2013 Retirement Confidence Survey released last month by the Employee Benefits Research Institute.

Housing is a major expense ripe for trimming. The AARP Public Policy Institute reports that 29 percent of middle-class households over age 50 were spending more than 30 percent of their income on housing in 2009, up from 20 percent as recently as 2000. The portion of households spending 50 percent or more of their income on housing nearly doubled during that period, to 9 percent.
