The modern way of doing business allows more and more people to work from the comfort of their homes. The lack of space for an office in your home opens the door to many ideas of decorating and rearranging the desired corner that will serve for all your professional obligations.

All you need is a small corner in your home. Add a work table, and a couple of shelves. If you have the space and materials needed, you can even turn a whole room of your home into a quiet, secluded office.

In a really simple way, with only a few steps to follow, you can create a place for yourself where you can get some isolation and do your work in peace and quiet. In a toxic work environment, employees are constantly stressed and communication is limited. When handling office antagonism, consult with an employment lawyer and see what you can do legally.

Seeing as how you will be spending a lot of time in this room or corner it is important to make it as cozy and comfortable as you can and most importantly, increase your work productivity. With only a few details, you can completely refresh and reorganize your work space so that it suits your needs.

So, for all of you who wish to work from home but don’t have their own office, here are some helpful suggestions:

Wood makes a comeback

Full dark wood was once unavoidable in all offices, not just the ones in homes. Later, it was shadowed by minimalistic style with metal details and elements. These days, wood is making a comeback, but not in its natural color. No, the latest trend in home offices is white wood.

White, combined with pastel colors such as mint green, gentle pink, and lavender, creates a full visual effect, while softcolors affect your mood and productivity in a positive way.

Small changes matter

Hang a picture on your wall or a retro poster with a motivational message. Place a vase with nice gentle flowers and ascented candle in the corner of your desk. The pleasant smells will reboot your energy during a hard working day.

Don’t be afraid to make small changes such as adding upholstery, maybe covering your seat with wool, or adding anew rug. You will see the difference immediately.

Memo Board

The key to a successful business, besides hard work, is good organization. In order to be able to do everything on time, replace sticky notes on the wall and computer with a memo board that you can make yourself.

You can use an old canvas, or Styrofoam pasted with tapestry, newspaper cutouts or decorative paper. If you really want to impress your guests, you can even put the board in a nice frame.

Hang it on the wall, get some pins, pin down your to do list, an inspirational message, maybe a photo or two, and you’re done. You can also hang a few family photos to bring a bit of family atmosphere. Photos made with amusing photo booth are also good choice, to make you laught during hard work.

5 WAYS TO ENHANCE YOUR HOME WITH FENG SHUI

Feng Shui is the ancient art of creating harmony and positive energy in a space. You will find that if you follow the principles of feng shui, your living space will be more comfortable and appealing. It doesn’t even matter if you believe in esoteric principles or not. Let’s look at some ways to transform the different areas of your home.

1. ENTRYWAY

The entrance to a home is extremely important, as this is where both residents and visitors enter a living space every day. You want to make this area as inviting as possible. You can start by making sure this space is clean, neat and uncluttered. If the front door needs painting, if there are cobwebs in the doorway or if the wood on the front porch needs replacing, these can all block the flow of energy.

An entryway can be enhanced by an attractive door mat, plants or flowers on the front porch, and new hardware on the front door. You should take a look at the view in front of your door and think about how it could feel more welcoming.

2. KITCHEN

The kitchen is often considered the center or heart of a home, as this is where people tend to cook, eat and spend time with company. You can keep the energy flowing in your kitchen by making sure everything is neat and that food and dishes are put away when not being used. The kitchen should feel spacious at all times. You should also make sure that plenty of light enters the room during the day.

Having healthy and fresh foods around also contributes to the energy of the kitchen. This is also good for your body when you eat these foods too, of course!

 3. BEDROOM 

Bedrooms should be designed in a restful and relaxing manner. For this reason, it should be free of TV and other electronic devices as much as possible, as well as anything related to work or business. Try to keep computers, financial data and other items related to practical life in other areas of the home.

The colors used in each bedroom should be soothing and not overly energetic. This goes for the walls, floors and ceiling. The same goes for any artwork or decorations around the room.

Having a comfortable and sturdy bed is also essential. You should be able to enter your bed from either side. For balance, it’s good to have an end table on either side of the bed.

4. BATHROOM

First of all, the bathroom should be kept as clean as possible at all times. Keep drains plugged and the toilet seat down to prevent the escape of energy. To prevent any imbalance of energy, make sure that sinks and bathtubs are kept as dry as possible when not in use. You can seek more advice on how to deal with those issues and concerns.

 Feng shui is all about balancing the elements, and bathrooms tend to have an excess of the water element. You can also add the earth element by using different colors in the room. Rugs, towels and mats, for example, can contain colors such as brown, green and gold to create some earth energy in the bathroom.

5. HOME OFFICE

From a feng shui point of view, it’s good to have a home office. This gives you a place to focus on business so that you don’t use the bedroom, living room or kitchen for this purpose. Ideally, the home office should be as far from your bedroom as possible. The room where you sleep should not be getting the active flow of energy that a home office will produce.

When working in your home office, you want your desk to be strategically positioned. A desk should not be near the door or in direct line with it. Nor do you want to be facing a wall. It’s best to have your back to the wall so you can see out into the room.

For feng shui in the home office, you also want the room to be as well organized and uncluttered as possible. Additionally, symbols of your goals and objectives should be visible from where you work. This can be anything from motivational posters to artwork containing positive symbols.

Everything — absolutely everything in Real Estate — is negotiable.

Recent economic reports indicate that real estate sales are on the increase, especially since mortage interest ratesare still very low. But it still is a “buyer’s market“.

Home buyers, and especially first timers, do not understand that they have the right to bargain and negotiate all aspects of their real estate purchase.

Potential buyers should not hesitate to make low offers on a house they are considering to buy. The real estate broker has a duty to submit any offer — no matter how ridiculously low it may seem — to the owner of the house.

A seller has three options when an offer is received. She can reject it out of hand, can accept it as presented, or she can counter-offer.

If your offer is rejected, you can always present another offer which is closer to the seller’s asking price. Or, if price is a concern, you can keep looking for something else.

If the seller counter-offers (which is the usual practice) then you can slowly begin to narrow the difference between the two prices until hopefully you both reach that happy medium.

Once you have a signed contract to purchase, the negotiations should not cease. First, you have to determine what kind of mortgage loan you want. Do you want the security of a fixed 30 year loan, where your monthly payments will remain the same? Do you think you will be selling the house within the next 5-7 years, in which case you may want a 5 year adjustable rate?

Incidentally, I do not recommend a 15 year mortgage. True, the rate will be less than a fixed 30. But your monthly mortgage payments will be higher. With a fixed 30, you have the right – but not the obligation – to make larger monthly payments, as if you had a 15 year loan. And if you need that extra money – or if a better investment comes your way – you can always go back to your regular 30 year payment.

You should shop around and compare mortgage interest rates with a number of mortgage lenders in your area. Presumably the real estate agent will give you a name or two of potential lenders. Certainly you should contact them. But don’t stop there. Check out at least five lenders to try to get the best rate for your purchase. Then make your decision.

After you select your lender, once again the negotiations should continue. Your contract should contain a provision that the contract is contingent on your obtaining a satisfactory inspection by a professional home inspector. Typically, there are two kinds of inspection contingencies. One gives you the absolute right to cancel the contract for any reason based on the results of the inspection. The other requires that you provide a list of problem areas to the seller, who has three days in which to agree to all (or some) of the issues. If the seller agrees to your concerns, the contract remains in full force.

Black Cat Bistro

REMAX_40year_2Col_logoThe 10 million shares of RE/MAX stock went public at $22, the equivalent of $220 million. That is higher than the $19-$21 share price originally anticipated.

Dave Liniger, who co-founded the giant real estate franchise company in Denver in 1973 with his wife, Gail, wasn’t surprised by the company’s meteoric rise.

Liniger said interest in the stock was high.

“I think with the amount we were over-subscribed and from the road show last night, it was pretty obvious there was a tremendous appetite for the company,” Liniger said in a phone interview from New York City.

Denver may have another billion-dollar HQ

He also said that he checked the market cap of RE/MAX on Bloomberg this morning and it was more than $1 billion.

“I have no idea how they arrived at that,” Liniger said. “I was kind of curious because I knew people were going to ask me. But I don’t really care.”

The company, with more than 90,000 agents and with $78.3 million in revenues in the first half of the year, is easy to understand and is widely known, he said.

“We are the No. 1 real estate brand in the country and really our brand name is known world-wide,” Liniger said. “Our logo (with the trademark red white and blue hot-air balloon) is one of the most recognizable worldwide. People are familiar with us. We are an easy business to understand. We’re not some high-tech company or new medical devicecompany that is so complex you don’t really understand what they do. We have an easy to understand story. We’re really a franchise company that happens to be in real estate.”

RE/MAX changed the residential real estate world by popularizing the so called 100 percent commission concept, where agents paid a “desk fee” and kept all or most of their commissions.

“It is been a very happy, exciting day,” which included watching the trading of the stock on Wall Street for about a half hour this morning, Liniger said.

Can’t manage from the grave

The reason for going public was simple, he said.

“It has an aging founder,” said the 68-year-old Liniger. “You cannot manage this thing from the grave.”

In 2010, during the Great Recession, Liniger brought on some partners.

“They made it very clear they wanted to out of their investment in four to six years,” Liniger said.

“So that meant we had to either highly leverage the company, which I was not in favor of; we had to sell the company outright, which I certainly was not in favor of; or we could have an IPO (initial public offering.)

By going public, he said that he and Gail could continue to control and guide the company.

“I haven’t calculated how much of the company Gail and I own, but I think it is over 60 percent,” Liniger said.

He said they considered going public 10 years ago.

“To be honest, at the time we thought we were a little too small and we couldn’t sell enough of the company to have much of a trading following, so we put it off.”

Liniger had a brush with death in early 2012, and wrote a book about it,My Next Step; An Extraordinary Journey of Healing and Hope.

Total foreclosure activity in Colorado fell by 73.7 percent in August from August 2012, the biggest year-over-year percentage drop in the U.S, according to a report released today byRealtyTrac.

Colorado’s drop is more than twice that of the 33.6 percent for the entire nation, according to the report.

Colorado foreclosure activity dropped 35 percent in August from July, while nationally, total foreclosures fell by 1.78 percent on a month-to-month basis.

RealtyTrac ranked Colorado No. 37th in foreclosure activity.

Before the foreclosure crisis gripped the entire nation about five years ago, RealtyTrac often ranked Denver No. 1.

Nationally, foreclosure activity has now decreased on an annual basis for 35 consecutive months, according to RealtyTrac.

“The foreclosure floodwaters have receded in most parts of the country, but lenders and communities continue to clean up the damage left behind, which means the recent uptick in bank repossessions is a trend that will likely continue into next year,” said Daren Blomquist, vice president at RealtyTrac.

“Meanwhile foreclosure flash floods will continue to hit some markets over the next few months as delayed foreclosure starts are quickly pushed into the pipeline,” Blomquist said. “This was the case with the jump in Nevada foreclosure starts in August.”

(Reuters) – President Barack Obama will propose overhauling the U.S. mortgage finance system in a speech on Tuesday, weighing in on a tangled and polarizing problem that was central to the devastating financial crisis in 2007-2009 and that continues to slow the economic recovery, the White House said.

Obama will propose eliminating mortgage finance entities Fannie Mae andFreddie Mac over time, replacing them with a system in which the privatemarket buys home loans from lenders and repackages them as securities for investors, senior administration officials said. The mortgage securitization process is deemed essential to the smooth flow of capital to housing markets and the availability of credit.

The government’s role would be relegated to providing some form of insurance or guarantee, and to providing oversight, according to officials and a White House statement.

The departments of Treasury and Housing and Urban Development have been working on an outline for housing finance reform. They outlined several options in a white paper to Congress in 2011.

After plunges in home values that wiped out an estimated $7 trillion in homeowner equity and wrecked many Americans’ finances, housing markets are staging a modest recovery. Obama, as part of a series of speeches pushing for steps to boost tepid economic growth, is focusing on housing issues in a speech in Phoenix, Arizona, in one of the regions hardest hit by the housing bust.

The president generally agrees with the bipartisan Senate proposal that would replace Fannie and Freddie with a system that would allow private firms to securitize mortgages, a senior administration official told reporters in a conference call. A government reinsurer of mortgage securities could backstop private capital in a crisis, the official said.

Obama would want the Senate measure to go farther in helping first-time home buyers and in making sure affordable rental housing is available, the official added.

The Senate bill, though, remains at odds with the bill advancing in the Republican-controlled House of Representatives that would liquidate Fannie Mae and Freddie Mac over five years and limit government loan guarantees.

RESTRUCTURING MORTGAGE SYSTEM TO TAKE YEARS

Fannie Mae and Freddie Mac became dominant players in housing finance when private lending to home-buyers declined after the financial crisis. The government-backed companies own or guarantee more than half of all U.S. home loans and are critical to keeping capital flowing to lenders and borrowers.
