Ask a CU Boulder student and it’s likely he’ll say that pho is more than a food — it’s a remedy. But I’ll get to that.

Pho is a well-known and well-loved Vietnamese dish, a giant bowl of piping-hot liquid heaven.  It’s deceptively simple – a light, briny beef broth with flat rice noodles and slices of steak, served with an array of toppings and condiments you can add as you wish.  There are few culinary joys like hanging your head over a giant bowl of pho and taking a deep inhale – it’s like a sauna full of gingerbread men.  It truly has rejuvenating qualities, it does wonders for your sinuses, and it’s a blessing when you have a cold.

Don’t worry about nailing the pronunciation – many mistakenly say it like “foe” but it’s more accurate to say “fuh.”  To be technical, there is extra emphasis on the end, like “fuhAH.”  But even if you can’t grasp the cadence of spoken Vietnamese, everyone will know what you mean.  Many who sell it around here will kindly pronounce it “foe” so you don’t feel weird about it!

So where can you get it in Boulder?

The Vietnamese community in Boulder is very small, but there’s an abundance of pho in town.

Chez Thuy

Chez Thuy is perhaps the most well-known, often recognized by the Boulder Weekly’s “Best of Boulder” and a very popular local destination.  It can get very busy, and complaints about the apathetic service are only exacerbated during their hectic lunch and dinner rushes.  Priced around $9 for a “medium” bowl, their pho definitely does the trick, but it’s hardly the best thing on the menu.

Viña Pho & Grill

Viña Pho & Grill is a great place you should go if you aren’t too rushed.  The sizes aren’t as gargantuan as other restaurants but it’s big enough to fill most stomachs, and many locals swear by their method.  Priced at a little over $7 for a small bowl, Viña is definitely worth a taste.

With more of a modern approach to Vietnamese cuisine, you can expect a clean dining experience and great service at Black Pepper Pho.  The pho itself doesn’t stand out far beyond the other bowls and grill options, but it should be noted they take good care of gluten-free customers.  Purists may not approve, but especially if you pair it with one of their delicious Boba tea options, it’s tasty enough to get a non-believer started.

May Wah is tucked away in a big Baseline shopping center and has a reputation for solid Chinese fare.  It’s easy to get lost in their giant menu, but their $8 pho is competitive with Chez Thuy and offers just about every protein combination you could ask for.  They may not be pho specialists but they certainly have a few loyal customers.

One of the best-kept secrets in town is the pho from Kim’s Food To Go.  Often overlooked in reviews because of the storefront’s “shack” aesthetic and the lack of indoor dining, its appearance easily belies the quality of the food.  It’s by far the best Asian option on the Hill.  And not only is it one of the only places in town you can find real Hanoi pho, but it’s definitely the best bang for your buck – at a flat $7 for a giant bowl, it’s very tough to beat!

A newcomer to the block, Pho Basil has picked up a lot of steam with daring Chinese dishes and a prominent 28th Street location, but has not made much of its namesake.  There is plenty of delicious food here but the pho is not quite worth the $8 (and it doesn’t help they are known to add your veggies for you).

This seems to be a good place for college students on a budget without a real appreciation for a bold bowl of pho.  The condiment bar allows you to customize your bowl to whatever extent you wish, but you’re going to need it to cover up the bland, canned broth.  However, if you’ve only got $6 in your pocket, it may just be enough to satisfy cravings.

Ah, summertime in Boulder! We’re a few weeks late to the party this year, but it’s time once again for Boulder Outdoor Cinema!

Every Saturday night from now until August 31, grab your friends and family and head down to the movies. Movies are shown outdoors in the lot behind the Boulder Museum of Contemporary Art (1750 13th Street). Gates open at 7PM and there’s a rockin’ band on stage every evening by 7:30PM. So when’s the movie? Well, movies start “at dusk” (read: when it’s dark enough to show the movie).

Boulder Outdoor Cinema is an event fueled 100% by donations. There’s a suggested $5 donation at the door and they thank you (with GUSTO) for your donations to help pay for licensing fees, venue, and equipment upkeep and the like.

  • Seating: People bring blankets or low beach chairs. Don’t bring your camp chairs as people sitting behind you won’t be able to see. Don’t be “that guy.”
  • Snacks: You’re welcome to bring snack. In fact, many folks make this a picnic-like event. They also have standard movie fare like popcorn and soft drinks for sale on-site.

The Bolder Boulder is today!

The Bolder Boulder is an annual 10-kilometer road race in Boulder, Colorado. The most recent race featured over 54,000 runners, walkers, and wheelchair racers, making it the largest race in the US in which all participants are timed and the fifth largest road race in the world. It has one of the largest non-marathon prize purses in road racing.

The race culminates at the University of Colorado‘s Folsom Field with a Memorial Day Tribute with one of the largest Memorial Day gatherings in the United States. Organizers have dedicated three starting waves to current and former members of the U.S. armed forces.

Buyers in Colorado purchased 18,343 single-family detached homes, condominium and townhomes in the state in the first quarter, a 16 percent increase from sales in the first quarter of 2012, according to a report released today by the Colorado Association of Realtors.

The Quarterly Market Statistical Reports also showed that new listings dropped slightly more than seven percent statewide, primarily due to drops in the Denver metro region and the mountain region.

Meanwhile, the median sales price rose nearly 15 percent to $225,000 compared to the first quarter 2012. Days on the market continued downward, dropping 22 percent to 90 days on average.

The statewide number of active listings for the first quarter was at 30,114, representing a 4.1-month inventory supply.

“These figures are quite similar to what we reported last quarter and demonstrate consistent patterns that speak to a steadily recovering market in Colorado,” said CAR spokesperson, Michael Welk.

“We are seeing more sales, increasing median pricing and fewer days on the market consistently over the last three quarters compared to previous years,” Welk said.

“In many areas of the state sellers are receiving as much as 98 percent of asking price on average and seeing their homes sell very quickly,” he continued.

“Similarly, buyers continue to face significant competition in most areas.”

The Quarterly Market Statistical Reports are prepared by 10K Research and Marketing, a Minneapolis-based real estate technology company, and are based on data provided by Multiple Listing Services in Colorado. The reports represent approximately 90 percent of all MLS-listed residential real estate transactions in the state. The metrics do not include “For Sale by Owner” transactions or all new construction.

Sales of lender-mediated properties (properties owned by banks and other mortgage lenders) declined in all areas of the state, ranging from a drop of three percent in the Southeast to 44 percent in the Northwest area. Overall, such sales represented about 22 percent of all transactions in the first quarter 2013. The median sales price for lender-mediated properties increased 10 percent statewide compare to the same period in 2012.

The CAR Housing Affordability Index, a new statistical measure for Colorado’s housing market, dropped about seven percent to 163 for the state as a whole, declining in each area of the state except the Northwest. An index of 120 means the median household income in that area was 120 percent of what is necessary to qualify for the median-priced home under prevailing interest rates.

A higher number usually is interpreted as greater housing affordability. Higher values generally benefit buyers whereas lower values help sellers.

Below is a snapshot of each region.

Metro Denver Region (Denver, Jefferson, Adams, Arapahoe, Broomfield, Douglas counties.)

Sales in this region rose 18 percent while median sales price jumped more than 16 percent to $240,000. Prices rose consistently throughout 2012, a trend that continued into the first quarter of this year. One of the consequences of improved prices is that the Affordability Index for Metro Denver has dropped steadily during 2012 and into the first quarter 2013.

Days on the market showed a 29 percent year-over-year drop, the largest drop of any region in the state.

In addition, this region had fewer han 9,100 homes available at the end of the quarter, representing a 2.2-month supply and down about 2000 from the fourth quarter of 2012.

 Mountain Region (Garfield, Grand, Gunnison, Jackson, Pitkin, Routt, San Miguel, Summit counties.)

The median sales price rose 20 percent to $428,750 in this region, which includes Colorado’s ski resort communities, while the number of sales dropped by 4 percent to 422. Days on the

market declined nearly 16 percent. With 3,000 active listings, this region has approximately a 15-month supply supply of inventory which, in these areas of the state, is not unusual. New listings of available properties declined 13 percent. The Affordability Index dropped to 93, keeping it as the lowest rating on this scale in the state.

Northeast Region (Boulder, Larimer, Logan, Morgan, Weld counties.) –

This region of Colorado continues its trends from 2012: new listings are up five percent (one of four regions showing an increase in this category); sales increased 19 percent, the seventh consecutive quarter of increases; days on the market decreased by 20 percent (surpassed only by Metro Denver).

The CAR Affordability Index dropped three percent. The region had nearly 5,700 homes available at the end of the quarter, representing a four-month supply.

Northwest Region (Delta, Hinsdale, Mesa, Moffat, Montrose, Pitkin, Rio Blanca counties)

This region of our state had a fifth consecutive quarter of increased new listings, up 7 percent compared to the first quarter 2012.

Sales however, dropped two percent, one of only two regions showing a decline (the Mountain Region is the other).

The median sales price rose three percent and days on the market dropped 11 percent. This area of the state experienced the largest drop in lender-mediated sales, down 44 percent and enjoyed the highest Affordability Index at 221, a number that has been steadily rising for three years.

More Home Buyers Asking for Insurance Loss History Reports From Sellers (C.L.U.E. Reports)

 

An increasing trend in Colorado real estate is home buyers requiring home sellers to provide a C.L.U.E. Home Seller’s Disclosure Report as a contingency to purchase contract. C.L.U.E. Home Seller’s Disclosure Reports provide a five-year insurance loss history for a given address, without divulging personal and private information about a property owner.

FOR BUYERS: If the report for your property indicates the owner/home has sustained an insurance loss within the past five years the availability and/or pricing of buyer’s new homeowners insurance policy can be greatly impacted. You might not be able to get a policy or it may come at much higher cost than you are expecting. In addition, if a claim is shown, you can make sure to verify the repairs have been completed, request work receipts, and even have your home inspector evaluate the repairs for you. If the repairs have not been made that raises some flags and you want to share these areas with your home inspector as well.

FOR SELLERS:   You can order this when you list your home (and not wait for the buyer to request it) By ordering the C.L.U.E. Home Seller’s Disclosure Report ahead of time you can be ready should this contingency arise when you receive an offer. In addition, providing this report to potential buyers will make them more comfortable when deciding to make an offer because the loss history is known. This may give your home an advantage over one where the insurance loss history is not known.
