One of the biggest concerns for any home buyer on the market is affordability. Staying within budget is a must, but we all dream of owning a home that fulfills all our wishes. In the real estate market, there is often one type of property that many agents and home buyers overlook: HUD homes for sale. Here is what they are and why you should buy one:

 

WHAT IS A HUD HOME?

HUD stands for the Department of Housing and Urban Development. In general, HUD homes stand for houses that have gone through foreclosure on federal loans provided by the Federal Housing Administration. After the homes have been foreclosed and repossessed by the federal government, they are put on sale for fair market value — creating great opportunities to purchase a home for a great price.

WHY SHOULD I BUY A HUD HOME?

The biggest advantage to buying a HUD home is the price. Placed at fair market value, you can find a dream home for an affordable price. In addition to the low price-tag, you can find a mortgage loan with decent interest rates to help finance your home purchase.

WHO CAN BUY A HUD HOME?

Almost anyone can buy a HUD home. If you have cash or qualify for a loan, you can buy a home. Initially, HUD homes are offered to those who plan on living there, not for those who plan on using them for investments.

WHAT SHOULD I DO WHEN BUYING A HUD HOME?

The purchase of a HUD home should be treated like any other home purchase, from inspection to using a real estate agent. All aspects of the purchase need to be weighed carefully and researched thoroughly, using as many resources as possible to ensure the value of the purchase.

The luxury home market in the Denver area in July experienced a 63.5 percent year-over-year gain, the second biggest percentage gain of any month this year, according to a report by Kentwood Real Estate.

The percentage gain for homes that closed at $1 million or more was only bested by April, in which luxury home sales catapulted by an incredible 140.7 percent.

The July year-over-year percentage gain was almost twice the 32.2 percent gain in closings for the entire market. However, as always, the number of people buying homes that cost at least $1 million represents a small percent of the overall market.

Buyers purchased 85 luxury homes in the core Denver-area counties of Adams, Arapahoe, Broomfield, Denver, Douglas and Elbert counties, according to the Kentwood report.

In July 2012, buyers purchased 52 homes.

The closed sales value, on a year-over-year basis in July, was commensurate with the number of sales.

The total sales volume for luxury homes last month rose 61.6 percent to $134.5 million, compared with $83.2 million in July 2012.

Every month this year, so far, has improved when compared with the same month in 2012.

On a year-over-year, monthly basis sales have risen:

  • 12 percent in January.
  • 7 percent in February.
  • 20 percent in March.
  • 140.7 percent in April.
  • 23.6 percent in June.
  • 63.5 percent in July.

Year-to-date, the number of luxury transactions increased 43.3 percent to 417 compared with 291 in the first seven months of 2012, while the dollar volume is up 42.5 percent to $634.3 million, compared with $445.1 million.

Ah, summertime in Boulder! We’re a few weeks late to the party this year, but it’s time once again for Boulder Outdoor Cinema!

Every Saturday night from now until August 31, grab your friends and family and head down to the movies. Movies are shown outdoors in the lot behind the Boulder Museum of Contemporary Art (1750 13th Street). Gates open at 7PM and there’s a rockin’ band on stage every evening by 7:30PM. So when’s the movie? Well, movies start “at dusk” (read: when it’s dark enough to show the movie).

Boulder Outdoor Cinema is an event fueled 100% by donations. There’s a suggested $5 donation at the door and they thank you (with GUSTO) for your donations to help pay for licensing fees, venue, and equipment upkeep and the like.

  • Seating: People bring blankets or low beach chairs. Don’t bring your camp chairs as people sitting behind you won’t be able to see. Don’t be “that guy.”
  • Snacks: You’re welcome to bring snack. In fact, many folks make this a picnic-like event. They also have standard movie fare like popcorn and soft drinks for sale on-site.

Heads up, Boulderites — today’s the day to grab that pile ofreusable grocery bags piling up on top of your fridge and move them to your car. Why? Because effective today, grocery stores in Boulder will be charging you 10 cents for every disposable grocery bag in the checkout lanes.

Now, before you get all in a huff that you’re actually going to have to pay for the bags you scoop the litter box and dog poo into, Boulder’s got your back. The City will be doing giveaways throughout the summer at various shopping locations (details below), offering up free reusable shopping bags to the Boulder public. The ones featured in the video below are pretty sweet — I’m personally a fan of the canvas ones over the funky fabric ones.

If you want to score one of those free shopping bags, today just happens to be the day! Here’s a list of times and locations where you can build your ownreusable shopping bag stash all around the Boulder area (information courtesy of the City of Boulder):

  • 11 a.m. to 1:30 p.m.: All Boulder Safeway & King Soopers locations
  • 11:30 to 1:30 p.m.: Alfalfa’s Market, 1651 Broadway (Alfalfa’s resuable bags will be distributed during this time)

Fannie Mae and Freddie Mac Help More Than 2.5 Million with Foreclosure Prevention Actions

Fannie Mae and Freddie Mac completed more than 134,000 foreclosure prevention actions in the third quarter of 2012, bringing the total foreclosure prevention actions to more than 2.5 million since the start of conservatorship in 2008 with nearly 1.3 million of those actions being permanent loan modifications. These actions, which have helped more than 2.1 million borrowers stay in their homes, are detailed in the Federal Housing Finance Agency’s third quarter 2012 Foreclosure Prevention Report, also known as the Federal Property Manager’s Report.

The quarterly report has information on state delinquencies and an updated, interactive Borrower Assistance Map for Fannie Mae and Freddie Mac mortgages, with information on delinquencies, foreclosure prevention activities and Real Estate Owned (REO) properties.

Also noted in the report:

• Year-to-date, Fannie Mae and Freddie Mac have completed nearly 411,000 foreclosure prevention actions.
• Nearly 38,000 short sales and deeds-in-lieu were completed in the third quarter, up 4 percent compared with the second quarter.
• 45 percent of troubled borrowers who received loan modifications in the third quarter had their monthly payments reduced by more than 30 percent.
• More than one-third of loan modifications completed in the third quarter included principal forbearance.
• The number of the Enterprises’ delinquent borrowers has declined 9 percent since the beginning of 2012.

REO inventory continued to decline as property dispositions outpaced property acquisitions during the third quarter.
